Installing an EV charger in a community garage in Spain

The charger is easy to picture. The cable route, meter and community paperwork need just as much attention.

In a community garage, the installation needs to account for the route between the electricity supply and your parking space. That may involve shared walls, ducts or meter rooms, as well as deciding how your use is measured. Have an installer survey the route before agreeing to a price for the charger and fitting.

Tell the community before installing

Article 17.5 of the Horizontal Property Act provides a prior-communication route for a private charger in an individual garage space, with the interested party paying installation and electricity costs. Send the administrator or president the proposal before work.

Identify the space, charger, cable route and proposed date. If the plan involves a shared charging scheme or a different arrangement, ask the administrator to confirm the appropriate decision process for that proposal.

Have the installer walk the whole route

Get the supply origin, meters, cable distance, shared ducts, wall penetrations, fire separation and protection checked. Ask about load management too. The line that looks shortest on a floor plan may not be suitable.

Agree how consumption is measured. Connecting to your home supply, another individual supply or a shared building system are different arrangements. Nobody should be discovering the billing method after the charger is running.

Get a usable handover

Use an enabled electrical installer. Have the quote include testing, instructions and any required certificate or filing, as well as the equipment and cable.

Keep the final route and protection details. If common areas were involved, give the administrator the relevant as-built information. It will be useful when the next owner wants a charger or someone needs to work on the building.

Before you go ahead

  • Prior communication sent
  • Route surveyed and documented
  • Metering agreed
  • Enabled installer appointed
  • Certificates and as-built information retained
